It depemds on what you plan to store in there. If you’re looking to store pool supplies or a lawn tractor, it should be concrete. Otherwise, 3/4 treated T&G plywood is ok. When I built my last shed, it was 2 layers of 3/4 treated ply and I painted it with a textured wood coating to increase longevity and traction.
Builders are giving good well more like better rates than the banks. I've seen as low as 4.99 and closing costs covered all paid for by the builder, make sure you ask if the point buy down is seller or buyer paid and stay away from anything called 321 buy down or variations.

Also, make sure to have it installed a couple months before the baby arrives if possible, since new carpet can sometimes have a smell and it might be more noticable in a nursery where it is closed up a lot of the time.

Yeah I like the memory foam pad. Only concern I have is memory foam usually gets hard in cold
