1. Are there any other potential exit strategies such as short/mid term rental, rent by the room, etc that might be a good fit for the property that you could use? 

  2. Not really something we can do. My wife and I both work full time and have 2 young kids so having a rental property could potentially be difficult especially if it’s short term rental.

  4. Are you taking that loan out at the bottom too? Seems high. Do you qualify for any of the manufacturer incentives? Looks like there's a 4.9% APR for 60 months from Honda

  5. Yeah it’s not ideal as far as interest rate goes. I have good but not great credit and interest rates are high right now. That’s been about the best rate I can get.

  6. Seems like a decent deal. I would see if they'll remove the appearance and dent protection, but other than that it seems fine.

  7. While I generally agree. I don’t see how you can say “a person with a fraction of my intelligence”. That part makes you sound an arrogant asshole. But as a nurse, I do agree with seeing MD/DO whenever possible.

  8. I’m a former Banner RN who worked all through COVID at the largest Banner hospital in the valley and I’m not surprised at this. My wife worked at Baywood as an RN and she quit after 2 shifts due to its unsafe ratios.

  9. I’m an RN that’s worked at Banner, Dignity, and Honorhealth. In my opinion it’s all the same, I’ve heard Mayo is great. My advice is most hospitals are all the same so just try to find one close to where you live.

  10. I also live in the Phoenix valley. My wife and I are both RNs who make more than most in our field and we were also basically priced out of the market. We ended up buying in Maricopa. We close in a couple weeks and feel very lucky to have gotten we what we did.

  11. It was not a new build. I’m a veteran so I was able to use VA loan with 0 down. House was listed for 480k and we offered 5k over asking. They accepted and thank god VA appraisal came back in our favor.

  12. Oh this has always bothered me a bit. I’m a male RN and it’s either the feminine options you’ve mentioned or something that comments on being a “murse”. Also, my wife is an RN and she hates the overly girly stuff too.

  13. The most important advice I can give you is make sure YOU are practicing proper self-care. Make sure you’re getting your mind right on your time off in order to stay effective and therapeutic with your patients. I suppose this is the same for all nursing, but it’ll eat you up if you don’t practice good self-care.
