They should be well connected with recommended lenders, inspectors, and the like to help put you in a winning position. And they’ll be ready to go to bat for you through the closing process. If you don’t feel like you’ve found that agent, keep looking.

Basically, State Farm doesn’t give a crap about market value. You’ll run into the opposite problem in Seattle where market value is wayyy higher than insurance replacement cost. Let’s say it would cost $225 per SF to rebuild the building if it burned down right now, State Farm would pay every dime of that but what they don’t want, is for you to insure the home at $150 per SF and file a claim every 5 years when they’re not taking in enough premium. It’s like insuring a $50k car for $25k when most claims are small fender benders. You’re best bet is to shop around with a broker that can quote some more carriers, you just want to make sure you’re “apples to apples” when you get quotes.
