I was sort of forced to renew this year so I’m currently paying $3100 for a 625sqft 1 bd with a 120sqft outdoor space. There are definitely things I like about it but most definitely can’t wait to leave.
How much do you currently make? Coffee shops are highly competitive. I’m just seeing if the juice is worth the squeeze for you or another type of business(medicine) would be a better suite for you(competitive edge).

You basically make $120 an hour at a rate of 40 hour per week. Meddling around with a coffee shop or mixing friends with business is a horrible business plan. I have a friend about to open her own anesthesia service business working with dental surgeons charging around $1000 an hour. The best returns for you is owning your own anesthesia company or owning a medspa where your paid hours worked will be way higher than $120 an hour.
My absolute favorite tees I've found. Heavyweight is definitely pretty heavy, very sturdy and well made. Midweight fit felt a little looser but still well made. Did not like the fit of the hoodie I ordered, kinda boxy and short, but build wise it was also very solid.
