1. nung mura yung lemon sabi magdusa yung mga farmers tapos magrereklamo kayo pag mahal yung sibuyas.

  2. People who still using IQ as a basis for determining intelligence are deluding themselves.

  3. People who refuse to acknowledge IQ are delusional. It is still the single most accurate predictor of success in life. No other measures come close.

  4. I have around 4-5 months of employment gap. Will that be a big problem to not get approved by bank? I have an ongoing pre-screening.

  5. you don't need to be 2 years in the same job. But you need to be employed continuously.

  6. bring your NOA or at least digiral copies of it. It will bevtge main reason you will go back.

  8. We are being brainwashed to think our culture is inferior. If you look at our neighbors, they have a strong sense of patriotism.

  9. There are developers with Deed of Undertaking arrangements with PagIBIG, such that the loan will be released even before the title is transferred to the buyer's name. This arrangement provides a developer a specific period within which to deliver the complete collateral documents already under the buyer's name. Therefore, if there will be a new buyer, this has to be coordinated with the developer. So just to be sure, it's better for OP to coordinate with them first.

  10. but you are making an assumption na ganito yung unit. pwedeng titled na yung property so labas na yung developer.

  11. Di ba dapat i-redocument din lahat ng contracts with both the developer and PagIBIG kung may bagong buyer.

  12. bakit kasali yung developer eh nasa pag ibig na? very misleading.

  13. Weird kasi yung case nya. Parang she did not disclose she was trans.

  14. Agree with some of the tips. Send an email to the head office, probably their compliance unit if you can get a proper email address. Set a reasonable deadline, if they fail to act or do not act properly, you can then file a complaint with the Insurance Commission.

  15. Yeah. Well we do have the PERA here as a sort of counterpart of the 401k, but it's kinda...clunky. Last time I checked, every time you make a deposit, you have to pay a fee so I noped out of that. And it's just sort of a counterpart, because there's no employer matching. It is tax-free and you can also claim a tax credit, but I don't know how it works.

  16. there is a clause employer contributions. so why ask for matching kung pwede naman 100% employer contributions.

  17. Ang baba ng interest rate sa banks. If you leave your money there it will lose its value eventually. Put it somewhere where it will grow more. Keep old coins baka maging collectors item in the future??

  18. but interest rates are competitive now. may 10% daw ang CIMB

  19. Last i heard 8% pero madaming chechebureche. Im w seabank now 5% lang for my liquid funds.

  20. Dress like you have the money not trashy and carry yourself with confidence. Get all of your government ids and bank certificates/ account in line and only bring it up when asked. Also book tours and accommodations in advance, they checked this when I was traveling to Singapore for 4 days last month. And yes return ticket is a must. If you are renting or own a house bring that paperwork too as proof of you needing to come back.

  21. too much hassle to bring all those docs. parang mag aapply ng visa.

  22. it may worked for u but it doesnt mean it will work for others ;)

  23. The anti-terror bill wasn't junked tho. It was signed into law by Du30 back in July 2020. In fact, the IRR was passed on

  24. It was the sentiment of the public. Imagine an entire nation appearing to support terrorism, it would be difficult to scrutinize transactions one by one. Less headache for them.

  25. Now, you're blaming the populace for the failures of the anti-terror law. Aren't laws put in place so that they are implemented regardless of what the public sentiment is?

  26. Paanong has done nothing eh nag amend nga ng AMLA? Yung sentiment ng public would reflect how effective the Anti Terror law would be. Passing the law alone is not sufficient, kailangan mapakita na may nacoconvict. Itigil nyo na yung sobrang mental gymnastics, be fair and balanced.

  27. Sa norzagaray mostly lalo na sa mga underdeveloped areas halos walang paggalaw, some are still priced at 500-800 pesos per sq. Meter. , for farm lots.

  28. bawal naman talaga magbenta kapag walang license to sell.

  30. It’s a different story for my real estate contacts. Very few unoccupied units remaining, and mostly sold out in buildings still under construction. There has been a slowdown in demand recently but supply is still very tight in general. Even though some buyers are delaying occupancy, units are still selling because buyers are worried/interested that prices will still go up i.e. speculation.

  31. rentpad is a good gauge of vacancies. over 3k listings in rentpad.
